For pancakes: Nowhere Man, it’s one of my favourite spots for breakfast but it is quite small so a large group can be tricky unless you want to sit in the garden!

Absolutely agree for Nowhere Man, they have lots of board games too which is really fun!
Also love the Flour Pot bakery, there’s a few so depending where you are there will definitely be one around. The coffee there is amazing.
Also O’shio is very very good for food.
Also for a proper Brighton experience in the lanes there is the Balcony Cafe in the lanes (you have to go up some stairs) where they play rock classics all day, all the walls are full of gig posters etc
